Project Life Cycle
1. Initial Contact
Initial contact with the landowner/client is normally conducted via a letter, email or phone call expressing our interest in the land in question. A follow up assessment on site is suggested. Sometimes this initial contact may also be carried out in person.
2. Land Assessment
We begin with a detailed land audit, assessing planning potential, constraints, and opportunities. Our team creates a tailored strategy to maximise value while ensuring the proposed development aligns with local planning requirements and landowner goals.
3. Offer & Option
An offer is drawn up based on the potential land value. This is presented to the landowner through an option agreement. Which when accepted and signed gives us the option to purchase the land within a certain time frame, subject to planning. All costs and risks are covered by Land Redefined Ltd.
4. Planning Permission
Our team of specialists manage the entire planning process, preparing documents, liaising with local councils and addressing any technicalities. Assuring its conformity with local planning policy and in keeping the aesthetics with the surrounding area. We look to submit a full detailed planning application within 12 weeks of signing into the option agreement. The client can now sit back, relax and wait, while we manage the process.
5. Developer Sale
Once planning is approved, we present your site to trusted off-market developers. We negotiate the best possible sale price, manage legal work, and ensure a smooth, profitable completion while you relax and enjoy the return.
6. Development Commences
Title deeds and money have been exchanged, and all legal work has been completed and signed off. Development can now start.. time to build.
